Understandthe need of the occupiers, search, shortlist and inspect officeoptions, to collect and analyze leasing market transaction, tomonitor the availability of sizable office options, to conductnegotiation for new lettings and renewals with the landlords, tosubmit proposals for Senior Manager’s review and approval, toproceed payment and review and execute legaldocuments
Monitor the production of agencydistricts, evaluate their existing office arrangement, proposeoffice expansion and / or downsize and / or renovation, specify officeoptions, to submit proposals for Senior Manager’s review andapproval, to negotiate with leaders of agency districts on theoffice options and inspection, to explain production challenge toagency districts to retain or expand the office and preparerelevant documentation
Collect and analyzesales market transaction, monitor the status of new office supplypipeline, market transaction and comparable, details of new publicinfrastructure, suggest options and prepare analysis for buildingpurchase
Analyze property market supplypipeline, market transaction and comparable, details of relatedinfrastructure, propose rental budget for all cost centres of AIAHKfor Senior Manager’s review and approval
Fullyunderstand property related Ordinances and new codes issued byEstate Agents Authority or relevant governmentbodies
Prepare reports relating to leasing andagency office validation and complete ad hoc tasks as assigned fromtime totime
Degreeholder preferably in Surveying, Real Estate, BusinessAdministration, Statistics, Property Management, FacilityManagement or equivalents;
Minimum 4 yearsof relevant experiences in LeasingManagement;
Good command of English &Chinese;
Excellent communication, negotiationand co-ordination skills;
Mature,well-organized, detailed-minded with strong sense ofresponsibility;
Willingness to learn and tofollow instructions;
Capable to handlemulti-task in a timely manner;
Readily to workunder pressure;
Knowledge in the Landlord andTenant (Consolidation) Ordinance, Estate Agents Ordinance andrelated ordinances, regulations and codes of practices is amust;
Member of EAA, HKIS(GP) or RICS(GP) orCIH or HKIH or CFM is preferred;
Knowledge inBuildings Ordinance, Fire Safety Ordinance, as well as otherrelated ordinances, regulations and Codes of Practice is preferred;and
PC skills in office operating software(i.e. MS Word, Excel and PowerPoint,etc).
