POSITION SUMMARY :
The role of the Senior Project Manager is to manage, coach, develop and lead a team of project manager(s) and coordinator(s) responsible for multiple countries.
Overseeing and executing multiple store projects from project kick off, to design, completion and customer handover.
The role takes care of the managing, expanding and developing further the regional network of suppliers and 3rd parties such as local architects, general contractors etc.
This also includes general tendering for 3rd party services as well as reviewing quality and services.
The role supports either directly or through team members, the country retail organizations related to store development for not only store projects, but also further supporting in feasibility, cost estimations for store approval etc.
Building up a close relationship of transparency and trust with the teams, region and countries is crucial.
Together with the team, the role ensures all assigned projects are realized according to agreed planning, within given budget, and in the required design / quality levels.
Clear and timely communication of all relevant project information, risks, challenges and showing up potential solutions is an essential element of the role.
The role supports store, SIS, outlet development by leading key strategic projects and other assigned branding initiatives (eg : pop ups, market launch set up , exhibitions etc) for the overall organization and team by also taking over cross-functional responsibility and leadership.
Further support and contribute to the development of processes and tools required for realizing a chain of owned and operated and franchise retail stores.
In addition to the above-mentioned core responsibilities, the role will focus (depending on the yearly roll out plans) on the specific region and countries, but at the same time will need to help both personally & / or through team members - in other regions as well.
Be a champion for innovation, strategy and Omnichannel business opportunities working with key stakeholders successfully delivering new digital retail initiatives.
PRIMARY RESPONSIBILITIES / ACCOUNTABILITIES OF THE JOB :
General tasks are including, but not exclusively :
Effectively coach, develop and manage the Store Development Projects Team and carryout annual Performance Review meetings for Project Managers and Project Coordinators.
Oversee the production and issue of the Store Roll-out Planning Tool and ensure information is accurate and up-to-date. Analyze content, manage the internal team workload, and assist in managing the overall department workload.
Provide global management and the regional countries with Feasibility Reporting, including if required a Schedule of Condition, for the acquisition of new store properties to assess potential budget and local planning requirements that may influence the overall Capex investment.
Organize, host and chair regular Store Development Team meetings including follow-ups.
Manage the interface as relevant with all other store development team manager(s) - procurement, concept & design in Asia Pacific.
Liaise with other retail departments on relevant matters as required. (Operations, Visual Merchandising, Retail Systems, Planning & Buying)
Oversee the individual project tenders for general contractor works and suppliers to ensure maximum cost savings are achieved with the support of the Procurement Director and independent Quantity Surveyor if deemed necessary.
Develop, evolve and re-engineer the global fixture and fitting design guidelines, concepts to drive glocalisation alternatives that meet local market requirements.
Performance manage service levels of key suppliers on a day-to-day basis liaising on overall issues and fees with the Director of Store Development and Director of Procurement.
Provide regular ongoing supplier cost analysis on key suppliers liaising with Store Development and Procurement management.
Attend meetings with Retail Finance to update and track all store Capex expenditure in-line with agreed budgets.
Take lead on ensuring projects budgets are kept up-to-date by project manager(s) individually and assist Retail Financial Management with associated budget information as required.
Support the procurement team in the official tendering process for all store related and concept items. Be supportive with maintaining the integrity of the concept whilst still driving value-engineering initiatives.
Oversee and review where needed, the local architect network in all countries to ensure a stable and efficient network.
Chair, manage and attend weekly design review meetings as required to maintain the overview of current individual project layout status.
Take lead with liaising with visual merchandising and windows team on project deadlines and individual requirements.
Directly manage nominated external architects in production and maintenance of standard details for construction.
Take ownership for project manager(s) effectively completing a design check-set for each store design package.
Together with the retail & operation manager(s) assign key suppliers for main fixture manufacture.
Review post-opening store pictures, to ensure latest specifications are implemented and defects rectified within the agreed period.
Keep retail management informed on important site design change information, planning changes and financial implications to agreed budgets.
Come up with commercially sensitive solutions to resolve whilst maintaining the integrity of the concept.
Support PM(s) with site visits to nominated store locations whilst under construction in function of the complexity of the project.
Seek for structural resolutions on reoccurring process and production matters jointly with other project manager(s)
Perform ad-hoc projects as directed by Store Development Director and VP of Retail.

QUALIFICATIONS & EXPERIENCE :
Experience : Minimum 8-10 years of relevant retail or retail related industry, design & concept development management experience.
Education : Must have a degree BA level graduate in Architecture, Interior Architectural Design & / or Construction Project Management related qualification
