Main Responsibilities
Monitoring the performance of property management agent for CCBA self-owned property and or other premises
Manage the third party property / facility management agent and ensure that the property is in good working order
Oversee the day to day operations of the property
Monitoring the financial operation of bank premises
Prepare annual budget and budget control of corporate property
Handling leasing matters for all CCBA- premises. Act as liaison between landlord and outside consultants / parties to negotiate, prepare and review leases and related documents, renewals, licenses, terminations, etc.
Obtain update market information and give recommendation on lease renewal strategy.
Act as a Project Manager in relation to the renovation / improvement projects. Attend project / site progress meetings, and manage the relationship with workplace service providers to ensure their resources are utilized appropriately, and ensure timely completion of projects within the approved budget
Act as the first contact point to liaise with end users on renovation related matters of the projects
Review and evaluate proposals provided by external service providers and, depending on the nature and scale of the renovation / improvement project, provide recommendation on the rejection / approval of the proposal
Monitor the renovation / improvement works provided by the service providers and review the schedule for all essential facilities necessary for the renovation / improvement project
Act as a Project Manager in relation to the renovation / improvement projects. Attend project progress meetings, and ensure timely completion of projects within the approved budget
Ensure security is effective
Carry out inspections of property and services
Ensure compliance with licensing laws, health and safety and other statutory regulations.
Prepare regular reports, operation proposal or plans for management review
Take up ad hoc assignments for any bank premises when
Requirements
Degree / Master holder in Property Management / Facility Management or related discipline
At least 10-15 years-experience in hospitality industries with minimum 5 years-experience on supervisory level
A member of relevant professional organizations preferable
Self-driven, able to work proactively and independently, excellent leadership and interpersonal skills
Proficient in spoken and written Chinese and English. Fluency in Putonghua an advantage
Good writing skills in Chinese and English
Good customer oriented with ability to handle complaints and problems in a timely, accurate and efficient manner
Proficient in computer skills
