We are looking for a Product Manager, Real Estate to join our Schroders Capital's real estate team in Asia Pacific. The Product Manager will have a dual reporting line into Head of Asia as well as the global head of client and product management based in London (HQ).

The position can be based in Singapore or Hong Kong.

You will be part of the global team of product managers (RE Capital Formation). The Real Estate Capital Formation Team takes responsibility for client and product management, product development, as well as launching and capital raising for new real estate strategies.

The team is based in London, Hong Kong, Switzerland and the Netherlands. Collectively we are responsible for the client and product management of the real estate business, including coordination of the sales and marketing of all the funds, separate accounts, joint ventures and direct / co-investments of Schroders Real Estate Investment Management Ltd ('SREIM').

We work closely with our colleagues in the RE investment teams, fund operations and distribution globally.

As a member of Schroders Capital's real estate team in Asia Pacific, the role holder has full responsibility for the client management (servicing and reporting) relating to several well-established funds and Separate Accounts as well as for the launch and implementation of new products.

The role will also take responsibility for management of existing client relationships in the various portfolio's.

Key Responsibilities :

  • Assist and co-ordinate the development and establishment of new funds and investment strategies in conjunction with the relevant Investment teams and the Private Asset Structuring Hub
  • Prepare business cases with the Investment teams
  • Obtain internal approvals including working with the Private Asset Structuring Hub to get input from risk, compliance, legal, operations, finance, etc.
  • Produce and maintain high quality marketing materials for relevant products, including teasers, website materials and presentations
  • Prepare INREV DDQ responses
  • Co-ordinate data room activity
  • Manage a marketing campaign on the CRM including liaising with the Private Asset sales team and local generalist distribution teams globally
  • Coordinate the on-boarding of clients with the Real Estate Operations team
  • Assist and co-ordinate the development and establishment of new funds and investment strategies in conjunction with the relevant Investment teams and the Private Asset Structuring Hub
  • Liaise with the appropriate Investment teams to prepare high quality and timely fund reports (including investor reports / investor templates) and all investor presentations
  • Respond to RFPs, questionnaires and general investor queries
  • Update internal and external clients and intermediaries on the portfolio of funds, with or without the fund manager
  • Liaise with asset management, investment, finance and fund administrator for required information to produce investor reports (e.
  • g. Masterfile, fund model, asset update, etc.)

  • Manage and coordinate all quarterly investor board meetings and AGM, as well as the preparation of meeting materials and minutes
  • Take responsibility for the management of selected clients which are investors in funds which you manage :
  • Develop and maintain relationships with existing clients in association with senior colleagues in the Investment teams through regular communications
  • Coordinate Key Client business plans with the Investment teams
  • Coordinate client follow-up with the relevant Investment teams
  • Take responsibility for all internal reporting materials of existing products :
  • Complete quarterly internal reports and data templates (e.g. group risk reports and sensitivity analysis, fund and asset data templates, etc.)
  • Fund track record update
  • Respond to ad-hoc data request from internal teams
  • Provide data contribution to industry organisations (e.g. PERE, INREV, ANREV etc.)
  • Operate effectively within a regulated environment and adhering to Schroders' policies and best practices
  • Requirements :

  • Bachelor degree preferably in Finance, Accounting, Communications, Economics, or related fields.
  • Minimum of 5 years of work experience within a client service or product management team in an asset management business (investor relations, public relations) Experience in real estate funds is a benefit.
  • Strong English communication (verbal, written, graphic) skills.
  • Ability to develop and maintain business relationships.
  • Well-organised and capable of multi-tasking on various projects
  • Flexible, curious and willing to learn, with a strong work ethic
  • Teamwork and excellent verbal and written communication skills are essential characteristics
  • Fluent in English
  • Proficiency with the use of Word, Excel and PowerPoint.
